Home Inspection FAQs - Your Questions Answered

Please reach us at flintriverinspections@gmail.com if you cannot find an answer to your question.

 A.  If you’re a buyer, you should schedule an inspection as soon as you have a signed contract in place and before closing. If you are selling a property, consider a pre-listing inspection before putting the home on the market. This will give you time to consider making any necessary repairs to boost buyer confidence and help your home rise above the nearby competition.

 A.  Absolutely. Our clients are always welcome to attend the inspections. You will receive a full report with images and videos after your inspection, and follow-up consultations are always available to go over the report. Contact Flint River Inspection Services when you need a reliable home inspector!

A.  No. A home inspection is an unbiased report based on the condition of a home at the time of the inspection. A home cannot fail because any problem can be, and has been, repaired. It is simply an informational tool for you to use when evaluating a property.

Flint River's owner and inspector Rodney Hope is from a family of carpenter/contractors and he has worked as a general contractor and home inspector from the 90's to present. We are also available to answer questions by phone seven days a week. We follow property inspection industry standards and are constantly working to stay informed of building practice changes across the country.

 A. Once the exact day and time for the home inspection is scheduled, either you or we can reach out to your realtor for access instructions. Typically, if the home is listed through a Realty company, there will be a lockbox and we can request a one time access code from the listing agent.

A. Yes. Thermal imaging is one of the many tools we use during our inspections to help identify potential issues that may not be visible to the naked eye. However, it is just one component of a comprehensive evaluation and is always used in conjunction with proven inspection methods and experience.

A. Home Airflow & Air Leakage Assessment evaluates how air moves through a home and identifies areas where airflow may be restricted or where unwanted outside air may be entering or conditioned air escaping. The assessment can include checking HVAC supply and return airflow, comparing airflow between rooms, and looking for common air leakage points around doors, windows, penetrations, and other accessible areas of the home. It can help identify conditions that may affect comfort, energy efficiency, or indoor air quality.

 A. Generally, we attempt to traverse every roof provided it is safe to do so. We always carry at least 20-foot extendable ladders to access the roof or roof edge. We also utilize other methods as needed to complete a comprehensive evaluation, aerial options as well as binoculars, and vantage points from the ladder at the eaves.

 A. Yes, we do! Whether it’s an office building, retail space, warehouse, or any other type of commercial property, we’ve got the experience and tools to inspect it thoroughly. We’re equipped to handle complex commercial inspections and provide you with a clear picture of the property’s condition.

A. Absolutely, 100%. We’re fully licensed, certified, and insured to provide you with peace of mind. We take our work seriously and follow all local and state regulations. You’re in safe hands with qualified professionals who are fully covered.

A. There are several reasons. Buying a home is a significant financial obligation that should involve careful consideration. The physical conditions and operational states of the systems and components must be evaluated. This is where an independent inspector can offer critical information that can either validate everything is okay or repairs are needed that can possibly be negotiated. It’s a known fact consumers routinely make decisions based on emotion. We offer technical information (independent of emotion) that can position clients to make a sound decision. The American Society of Home Inspectors Association performed an extensive nationwide study that stated the returned value of a home inspection at just over $1,500. Given the average fee for an inspection is $400, this is not only a good value but it provides Peace of Mind and possibly negotiable repairs.

 A. A home inspection will cover the condition of the home, HVAC system, plumbing system, electrical systems, roof, attic, crawlspace, structural integrity, appliances and interior components. It is a top-to-bottom evaluation of the home.

 A. It depends on age, size, foundation type, and how well the property has been maintained (or neglected). Our typical inspections last between 2 to 4 hours. We stay onsite until we feel we have comprehensively evaluated the home–no time limit–and no extra fees for additional time needed. Additional time will be added for add on services such as Sewer Scope, Air Quality Testing etc.

A. Flint River Inspection Services sends out inspection reports on the same day as the inspection in most cases before we leave the home. We understand Due Diligence and the importance of a quick turnaround time on inspection reports.

 A. A sewer scope inspection can save you from costly repairs by identifying problems early. Here’s a few reasons you should consider this service:

Detects blockages and root intrusions

Identifies cracks and leaks in pipes

Prevents potential sewer line collapses

Ensures proper sewage flow

Provides peace of mind for homeowners
